Setting The Sale Price

Setting the asking price for your home can be a touchy subject. Often times home owners are very attached to their homes and place a great amount of value on the home because of the sentimental value it holds for them. Your house for sale in Arlington contains memories, and family history that can not be given a value, so you should avoid trying to do so! Be as objective as possible when setting a sale price, and doing your research will certainly pay off in the end.

As with any high priced endeavor, seeking the help of a professional mortgage broker or real estate agent can help you remain objective when setting the price, and they may see attributes in your Toronto Beach homes that you have taken for granted. Getting a second opinion (professional or not) is always a good idea, even if this means asking your friends, in-laws and co-workers what they think about your asking price. Getting as many opinions as possible will give you a broader picture and help you focus in on a price.

Checking out the market in your area is a great way to start. Take a look at the other houses or Toronto Waterfront condos for sale in your area, and compare those properties to your own. Finding a house that is similar to your own (with the same number of bedrooms and bathrooms, same square footage, and located in similar neighborhoods) will give you a good range to compare your price with. You may even decide to go to open houses in your area to see what your neighbors are asking, so that you are not too far off the mark when you list your home. If you do decide to research the price this way, be sure to take notes on any special features or upgrades in the homes you are seeing so that you can make honest and accurate comparisons to your own home. Bring a friend along with you to act as an objective observer, one who is not so attached to your Ajax homes and can make clear comparisons to help you determine a price point.

Many Rosedale homes are quite similar, so be sure to think about all of the upgrades you have done to raise the price. For instance, if two identical homes are on the market, the one with the new furnace, new windows and finished basement will sell for a higher price. Do not be modest when it comes to thinking about all of the value added projects you have done over the years, or if you have not done any renovations, be honest about that as well and lower the price accordingly.
