Why Hire a Real Estate Agent

A lot of people question the need to hire a real estate agent in order to sell their property in Virginia Beach. You have probably seen For Sale by Owner signs in windows and on lawns, and wonder if you could sell your house on your own. These days it seems particularly prudent for an owner to sell a house on his or her own. Agents typically charge commissions of around 6%, and that is a lot of money on a house sale over $200,000. With today's situation in jobs, Gatineau to Dallas, that's money anyone could use.

When it comes to selling you house, though, you need to look at what an agent has to offer, rather than what he or she may cost you in the end. The real estate market is tougher than it ever has been for house sellers, and independent home sellers never had it too easy to begin with. Just take a look at the houses with those Owner Sale signs on them; how long have they been for sale?

That extra time can cost you a lot of money in interest and in things such as listing fees and advertisements, money which can actually be saved by a real estate agent. Agents have access to the MLS, calibration management software, accountants, and advertising, all of which are beyond the capacity of the individual home owner. All of those tools can help sell a home a lot faster, which means you pay less money on the sale in the end (less interest costs and so on).

Keep in mind, too, that real estate agents advertise in bulk. Newspapers, Internet sites, and other mediums know that they can count on agents to deliver a lot of money every month. They give them cut rates in order to get bulk business. It's not the same case with the individual home owner, though. If you want to sell your house on the local radio station, which has a special focus on R & B hip hop music, then you can expect to pay top dollar. Again, had you used an agent, you probably would have ended up saving this money (it's built into the commission).

Consider the marketing experience a real estate agent brings to the table. Most of us don't have a lot of experience in sales, and can find the whole selling process stressful. End negotiations can be particular strainers, as you find yourself not as a detached party, but with a vested personal interest in the house, which may warp your perspective. Using an agent means using someone who knows how to market, talk up, and negotiate your house so you receive top dollar.

Finally, an agent can be a great source of ideas and tips on how to sell your home faster and for the right price. They can make little suggestions based on their experience that you might not otherwise have thought of. For example, when selling a home to older people, the agent may have found that properties are more appealing when the owner chooses to decorate with words. Older couples like that sense of home, even though it is not their home yet. Little touches may lead them to envision themselves in that home, a perspective that only an experienced agent could have brought to the table.

Using a real estate agent to sell your home may mean you come away with less cash after selling, but the benefits more than make up for it. In fact, an agent will save most people money (and time) in most cases.
